Riverview Rise Retreats fits the niche market of "Special Occasion Quality Accommodation" and, with the aid of strategic internet marketing, the business is looking beyond our healthy domestic trade and attracting International travellers. Accredited by AAA Tourism, Riverview Rise Retreats is South Australia's only 5 STAR rated property in its category and type. Mannum is growing rapidly, with investors fast tracking major developments in and around the township, with tourism becoming a major element of the local economy. Riverview Rise Retreats needs to expand. There is demand for a variety of accommodation types by visitors, quality accommodation that has been specifically designed and built to suit different markets such as families and small groups.

To achieve this we are seeking expressions of interest and have 4 prime investment opportunities on Offer:

Three individual and self contained 5 STAR accommodation Retreats
(South Australia's only accredited 5 STAR Retreats fully fitted-out and operational)

Three Retreats are on offer, each available as a freehold purchase, with Lease Back agreement paying a 5% annual return to the owner -
PLUS 2 weeks use of the Retreats per annum. Accommodation worth around $4780 can be used in a variety of ways, for your own Special Occasions or just to Chill Out in Luxury for a while, or you may wish to use a couple of days as a Gift Voucher for special friends, staff or clients.

Presently 3 Retreats are available, with current approval for a 4th. Michael & Wink Chorney developed the initial concept of Riverview Rise Retreats, were responsible for design, building, fit-out and marketing of the development. They are also the owners of the property and reside on site. Having managers with an intimate knowledge and track record for managing and maintaining quality accommodation is certainly an added bonus.

Note from the Owners: Who would have thought, back in 1999, that we would purchase a property that would have provided us with the ability to work from home and increase in value dramatically whilst enjoying a wonderful lifestyle in such a beautiful location all within a stone's throw from Mannum and only 1 hour from Adelaide?

Well as chance has it, we did! When we purchased the property we knew then that this place has a aura or something special about it. In 2005 we changed our business direction to something a little more passive,and taking full advantage of our wonderful location we designed and build three Retreats specifically for the high yield market. After 4 years in the accommodation industry, we are now confident and competent operators who again see the need for growth. We are constantly having to decline bookings from customers within the high yield market who require a range of accommodation types from small couple groups to families who are after purpose designed and built facilities. In order to expand our facility, we need to attract capital and for this reason we have decided to offer three of our existing Retreats to the investor market.

Since the purchase of this land in 1999, ANZ Bank valuation in 2008 proves that the vacant land alone has increased in excess of 1700% within this 9 year period.

In 1999 Wink and I purchased a vacant 40 acre lot for $64,000, of which 12 acres was worth approximately $19,220. Nine years later ANZ valued the same 12 vacant acres (now with its own title) at $350,000, you do the math. With the development of our accommodation facility, Wink and I have found our niche in business and we love it. Three Retreats is not enough, and we want to build more, so we need to raise capital. With the sale of this lot we will have almost 30 acres remaining. The plan is to build more accommodations and associated facilities, specifically designed to suit a range of markets, this will provide visitors to our region an experience of facilities not currently available.
